Moving from the UK to Bulgaria: the honest step-by-step guide

Last checked: October 2026

Residency after Brexit, buying a house safely, real costs, pets and the language — in plain English. Independent. We do not sell property.

Your move from the UK to Bulgaria in six steps

Do them roughly in this order. Each step links to a free guide.

1. Check you can stay legally

Since Brexit, UK citizens can spend up to 90 days in any 180 in Bulgaria and the Schengen area without a visa. Living there longer means a long-stay visa and a residence permit. If you lived in Bulgaria legally before 1 January 2021, you may have extra rights.

2. Pick the right area

Sofia, Plovdiv, the Black Sea coast, Veliko Tarnovo, the mountains and village life are very different places. Think about winter, hospital access, airports and whether you need a car.

3. Know the real cost

The price of the house is only part of it. Budget for transfer tax, notary and lawyer fees, renovation, moving, and your monthly living costs. Bulgaria now uses the euro.

4. Buy safely

Use your own independent, English-speaking lawyer — not one chosen by the agent or seller. Check title, debts, boundaries and utilities before you pay any deposit. Foreigners can buy houses and apartments, but agricultural land has extra rules.

5. Plan your pets early

Dogs and cats need a microchip, rabies vaccination and the right health paperwork, with timings that matter. Start months ahead.

Common mistakes UK buyers make in Bulgaria

  • Paying a reservation deposit before your own lawyer has checked the property
  • Assuming the land around a village house is included in the sale
  • Not visiting in winter — roads, heating and water can be very different
  • Overstaying the 90/180-day limit while house hunting
  • Relying only on the estate agent for advice

FAQ

Can a UK citizen move to Bulgaria?

Yes, if you qualify for a Bulgarian residence route, such as eligible employment, study, retirement or family reunification. Most new UK-only applicants need a Type D visa followed by a residence permit. Buying a home alone does not give you the right to live there, and people protected by the Withdrawal Agreement may have different rights.

How long can a UK citizen stay in Bulgaria?

For ordinary visa-free visits, UK citizens can normally spend up to 90 days in any rolling 180-day period across the Schengen area, including Bulgaria. Days in other Schengen countries count towards the same allowance. A Bulgarian long-stay visa or residence permit allows the authorised stay in Bulgaria under its own conditions.

Can UK citizens buy land in Bulgaria?

UK-only citizens can generally buy apartments and buildings, but usually cannot buy the underlying land directly as individuals after Brexit. A Bulgarian company may be an option for ordinary residential land, but company ownership is not a blanket solution for agricultural or forest land. Have an independent lawyer check the land classification, ownership structure and any applicable exceptions before paying a deposit.

Do I need a visa to live in Bulgaria?

If you are a UK-only citizen moving under the standard long-stay route, you usually need a Type D visa before applying for a residence permit in Bulgaria. The visa depends on an eligible legal reason for residence, not simply a wish to stay longer. Irish and other EU citizens use EU free movement rules instead, and some family or Withdrawal Agreement cases have different requirements.

How much money do I need to move to Bulgaria from the UK?

There is no single moving budget or proof-of-funds amount covering every residence route. Our modest living estimates are about €670–€740 a month for one person or €1,010–€1,200 for a couple, before housing. Add rent and deposits, travel or removals, visa and permit fees, translations, health cover and an emergency reserve, then confirm the official financial requirements for your chosen route.
